ONTARIO RESALE BUYER PLANNER

Your closing cost calculator

See what to set aside beyond your down payment. Taxes calculate automatically; other costs are editable planning allowances.

01 Your purchase

The deposit is part of your down payment. This planner covers ordinary owner-occupied resale residential purchases with one or two dwelling units, by Canadian citizens or permanent residents.

02 Estimated monthly mortgage

Estimated monthly mortgage payment

Principal and interest only; excludes property tax, home insurance and condo fees. The mortgage principal includes any estimated financed default-insurance premium. Amortization is the repayment horizon, not the length of a mortgage term. Confirm eligibility, compounding and actual payment with your lender.

03 Ontario first-time buyer tax refund

Halton uses Ontario land transfer tax only. An eligible first-time buyer may receive up to $4,000 off that tax; this is not a refund of all closing costs. Select only if eligible, and confirm your qualifying ownership share with your lawyer. Prior worldwide ownership, spouse rules, status and occupancy requirements apply.

04 Your cost allowances

All amounts are CAD, including applicable tax. Replace these defaults with quotes. Mark items already paid so they are deducted from remaining cash needed.

TOTAL CLOSING COSTS
Includes fixes / upgrades and other optional costs when entered. Down payment is separate.

A negative closing adjustment represents a credit. Check your lawyer’s package so disbursements and title insurance are not counted twice. Insurance assumes the first annual premium is paid upfront.

What this estimate includes

Ontario land transfer tax, Toronto municipal land transfer tax where applicable, eligible refund estimates and editable service costs. Monthly payments use the selected compounding convention. The variable illustration holds the input rate constant and does not predict future rate changes.

Outside Toronto, the listed Ontario cities have no additional municipal land transfer tax. Toronto’s transaction administration fee is included separately.

For down payments below 20%, the calculator estimates a standard financed CMHC premium and adds Ontario’s 8% tax on that premium to cash costs. The premium itself is added to the illustrative mortgage, not counted again as closing cash. Actual lender / insurer eligibility, premiums and any 30-year surcharge must be confirmed. The minimum down payment is assessed; this is not a mortgage approval.

Fixes / upgrades are a separate optional allowance included in your total budget when entered; they are not a mandatory legal closing fee. They do not increase the mortgage principal automatically.

Not included automatically: new-build HST or builder adjustments, non-resident speculation taxes, unusual lender / broker fees, buyer-paid brokerage fees, moving beyond your entered allowance, renovations beyond your entered allowance, ongoing property tax or utilities. Add any applicable amounts to “Other costs.” Ordinary used residential resale prices are generally HST-exempt. Tax credits claimed later do not reduce this closing cash estimate.

Tax rules checked October 19, 2026; Toronto luxury brackets use rates effective April 1, 2026. This date field labels your estimate and does not forecast future rule changes. Estimates are not quotes, legal advice or financing commitments. Inputs stay in your browser and are not sent to Darpan.
